One price list for every property
You get our trade price list when the account opens. The same price for the same job on every property you manage, by day, in the evening and at night, so nobody has to ring round for a quote.
Jobs under your limit just get done
Tell us an amount you are happy for us to spend without asking, for example £150. Below it we price the job, do it and send the invoice. Above it we send you the price and wait for your yes, at any hour.
Your purchase order on every invoice
Give us your order number or property reference with the job and it goes on the invoice. Billed per job or once a month, whichever your accounts team prefers.
Tenants can call us direct
Give your tenants our number and your account name. We check the job is for one of your properties, keep to your approval limit, and keep you told. You are not the middle of every call.
A photo report after every job
What was wrong, what we did, what we fitted, and photos before and after, sent with the invoice. Ready to forward to the landlord or to recharge the tenant.
Non destructive entry first
We open the door without damage wherever it is possible, so you are not paying for a new door or lock on top of the lockout. Where a lock has to be drilled, we tell you before we set off.
We keep a record of your locks
We note the lock and cylinder on each door we work on, so a replacement or a change between tenants matches first time and nobody makes a second trip.

Before you open an account
Is there a contract or a minimum spend?
No. The account is free to open, there is no contract and no minimum. It simply means we have your details, your prices and your rules ready for the next call.
What does a job cost?
Our trade price list covers the common jobs. As a guide, a call out starts from £95 by day, £130 in the evening and at weekends, and £150 at night. Every job is priced before we set off, and parts are priced before they are fitted.
How does the approval limit work?
You choose an amount. Any job priced under it, we just do. Anything over it, we send you the price first and wait for your yes. You can change the limit, or set it to zero so we always ask, whenever you like.
Can our tenants call you themselves?
Yes, if you want them to. Give them our number and your account name. We confirm the property is yours, keep to your limit and let you know what happened. If you would rather every job came through you, we work that way instead.
How do you invoice?
Per job or once a month, as you prefer, by email. Your order number or property reference goes on every invoice, with the photo report attached. Payment is by bank transfer.
How quickly can you get there?
We tell you a realistic arrival time when you call, and we keep to it. We would rather give you an honest time than a promise we cannot keep at two in the morning.
What about lock changes between tenants?
Send us the property and the move in date. We change the cylinders before the new tenant arrives, record what was fitted, and the keys go wherever you tell us.
Which areas do you cover?
Lewisham, Catford, Hither Green, Brockley, Blackheath, Lee, Forest Hill, Deptford, Sydenham, Greenwich, Dulwich, Camberwell, Herne Hill, Crystal Palace, Beckenham and Kidbrooke. If some of your properties are further out, ask: we will tell you straight whether we can cover them.
